Consultation

Week 0 · Complimentary

We visit your property, walk the space together and listen — how you live, what frustrates you about the space today, what you want to feel in it. We leave with measurements, photos and your priorities; you leave with an honest read on scope, budget range and feasibility.

Concept & Design

Weeks 1–4

Your space is replanned from zero around use, circulation and context. We present layouts, 3D visualizations and a material palette — then refine with you in working sessions until the design feels inevitable. Nothing moves to engineering until you love it.

Engineering & Permits

Weeks 4–8 · Runs in parallel

Structures are detailed to Florida wind code, utilities are routed, and the full permit package is prepared and filed by our team. Long-lead materials and appliances are ordered now, so the build never waits on a delivery.

Build

Typically 6–14 weeks on site

Our own crews and long-standing specialist partners execute to plan, led by the same project director you met on day one. Sites are kept clean and neighbors respected; you get a written progress update with photos every week.

Reveal & Care

Final week · Then ongoing

We style the space — furniture placed, lighting scenes programmed, water balanced — and walk it with you, system by system. Then we stay close: a care plan keeps planting, water and finishes at reveal-day standard, backed by our 5-year workmanship warranty.

Before you ask

How much does a project like this cost?

Focused renovations (a pergola with lighting, an outdoor kitchen) typically start in the mid five figures. Full exterior transformations with pool, landscape and structures usually run into six figures. After one consultation we give you a realistic range in writing — before you commit to anything.

Do you handle permits and HOA approvals?

Yes — entirely. Engineering drawings, permit filing, inspections and HOA documentation are all prepared and managed by our team. It's part of every contract, not an add-on.

Can you work while we live in the house — or while the restaurant stays open?

Yes. Residential sites are sequenced to keep your home usable and clean. Commercial projects can be phased overnight or zone-by-zone so you keep trading; many of our restaurant and hotel clients never closed.

What does the 5-year warranty cover?

All workmanship — structures, hardscape, waterproofing, electrical and plumbing installations we build. Equipment carries its manufacturer warranty, which we register and manage for you.

How is Decopatio different from a landscaper or a GC?

A landscaper plants; a GC builds what someone else drew. We're a specialist design–build studio for outdoor living: one team designs the space, engineers it, builds it and styles it — under one contract, with one person accountable to you.
